What is not to love of this sweet historic house!   I came across this listing in Grantsville, Utah.   The city where I live.    Doesn't this house just stream "CHARM"?   I would just die to fix this darling house up.   With all the historic charm including, the double front porches, the windows above the doors, and the claw foot tub (that won my heart -- just LOVE IT).

Can't you just image what this darling house could look like all fixed up?    Who wants to fix this place up?  ME ME ME ME!   I have never renovated a house nor do I think I could actually do it...but I would just love to go in and design what I would do with the space.

I have a passion for real estate..and love all old houses with character.   There really isn't any old town that doesn't have homes that just scream "BUY ME".  They make little towns just what they are...a town of great beauty, structure and distinction.    Each historic home has similar character to the era it was built, but each house has charm in its self.   Don't you think?

So who has any ideas to fix this house up?    I know I do.    Here are a few design samples of what I would do with this home, by just the little information I received from pictures off a real estate site!

Lets start with the bathroom!

Now I have no idea if this tub actually works...its free standing with no shower curtain.   For this to be the only bathroom in the house...it needs to just say WOW in my opinion...and this definitely says YUCK to me.   So the idea that I am going to show you below...needs to incorporate a shower curtain somehow so the water doesn't go everywhere.  But I love the simple lines of this example, the wall accents...the shades everything.   I know this cute little bathroom will look completely different than my example as the shape of the room, the windows and everything are different..but I think the elements can be the same.  Some of things I would do, is definitely upgrade the flooring, as I know this is the era of diamond pattern floors..but I don't dig that at all.     I think a simple neutral tone tile with a nice rug to draw a little more deeper tone would do the trick.   I think the boxed wainscoting walls with a nice shade of color on top of the wall.

So are you ready to see what I think this bathroom should look?

Here you go....

So what do you think?    Do you LOVE it?   Hate it?   Give me your opinions of how you would change this bathroom.

Now on to the favorite part of the home...the kitchen.

Now it looks like who ever owns this home currently had some ideas..just looks like they didn't complete it all either due to lack of funds, or lack of ideas!   Now I am not sure exactly how big this kitchen is...but I think a lot of these cabinets can be saved or the fronts resurfaced.   I am not digging the black appliance at all as it makes the area so dark with the dark cabinets..   So what would you change?   FLOOR!!!  YES YES first thing in my opinion!    I think rich cherry wood flooring!

Love these Cherry Rich Floors!

Antique White cabinets distressed a little with a gorgeous shade of granite with a Burgundy speck in it! Will brighten up the space!

Now these cabinets are very ornamented with rich carvings..I don't think this space needs that much design..but I just love the shade of cabinets!

Here is my idea of counter tops...just a nice neutral shade of granite with a speck of color to incorporate the floors!

Now to accent the space even more....I love the two tone cabinets.   I would accent cabinets in a different color in the following places...the stove hood and cabinet, the island (if space permits) and a china type cabinet on another wall if that is an option.

Oh my...I just came across this picture...I love love love it!   Exactly how I envisioned the kitchen.   All this picture needs is the cherry wood floors and the granite counter tops...I am not diggin the wood counter tops...just not practical.  Now, I wouldn't do  dark wood accent by the window just the stove...and would accent the island instead..with antique white accents on the cherry!   Not sure how that would look, but I think that is what I would do.

So are you catching my vision, yet?

Here are some other pictures of this house..it definitely got more character...like the porches...need those rockers out there...and some type of flower planters on that flat front face wall of the home...but I just thought I would share a few things I was thinking about!

Do you have any other ideas of what to do with the other rooms that needs some vision?
