Currently, because of the housing meltdown there are a ton of homes for Short Sale in this area. These were nice expensive homes that unfortunately people here are having to walk away from like the rest of the United States. So what are you options here? Really it all depends on how much time and how much money you have to invest in your new home. Lets briefly talk about a few of your options:
BUILD -- Now there are a few empty lots currently for sale in this area. These lots is where you can purchase the lot and you can build your dream home with your plans that you pick out! The average price is approximately $60,000K for 1/2 acre+ of land. Some of the lots are only 1/3 acre as well. Building will allow you to get everything you want within your budget. You will get the wall color, the flooring, the counter tops, cabinets, extras that you want...and there are many great builders out here or you can jump into building your home yourself.
There is also a builder in these neck of the woods that is offering some amazing floor plans for what I see as a decent price range. Now the lots are bigger than 1/2 acre but the homes around you are nice executive homes. When they were purchased they were all $300K+. These are larger square footage plans. Now the other options you have are to buy an existing home! Now there are homes that are for sale and there are homes that are for SHORT SALE!.
Now, I am not going to get into the SHORT SALE process right now..but if you are looking for a really great deal on a home and you have time to wait and see if you won the bidding process this might be something you would like to look into. But if you are looking at buying a home and want to move into it ASAP..your option right now to find a home for sale that is not currently a SHORT SALE.
